The challenge faced by the C.M. team when undertaking the development of the new St. Joseph’s Center Addition was this: designing the new building after field construction had already commenced. Coordination was essential necessitating daily communication between the ZCC field crew, the construction project manager and the architect. Design and value engineering helped control costs and maintain a tight construction schedule. The addition, which was to serve as a new residence and recreation center for retired clergymen, was constructed of architectural masonry, glass, steel, topped off with a metal roof. State-of-the-art energy systems were designed to save costs while maximizing efficiency. Simultaneous construction and design proved enough of a success that residents were able to move into their new apartments twelve months after construction began.
